Please read this page entirely. It contains very useful information regarding what to expect from your experience at our vacation rental. We share this information so guests can decide if our place of lodging is a good match for them. If guest chooses not to read this information, guest assumes all responsibility for issues that might arise.
Whisper’s Ranch is an exclusive property where every guest reservation is both important and special to us. Our policies are in place for the comfort and safety of all guests. A reservation made via telephone and/or internet indicates that you agree to follow these policies.
Rate is WHOLE HOUSE, per night. Make your own meals. Clean before you leave.
A major credit card is required to secure your stay. Your credit card will be charged the full amount of your stay at the time of reservation. Please review the cancellation policy listed below. Sorry, we cannot “hold” rooms without payment.

Tax Rate: Arizona Lodging tax is 6.6%.
Additional Guests: The house has four King beds and four twins. It can accommodate a maximum of 12 people. Additional guests beyond 10 are charged $30 per night. Please note our policy regarding young children.
SMOKING: This is a nonsmoking facility. Smoking is NOT permitted inside the house. There is a designated smoking area near the first floor porch. We ask that guests be mindful of nonsmoking guests entering/exiting the house and utilize the container at the 1st floor porch to dispose of used cigarettes. Guests who choose to smoke inside the house will be assessed a minimum $250 cleaning fee for each room that smells of smoke. This is for the comfort of guests who have allergies, as well as the safety of the National Forest. Individuals who start a fire in the National Forest are responsible for the cost of extinguishing the fire.
CHECK-IN: between 6-9 pm, check-out at 11am. Check-in time is planned to accommodate guests who wish to eat dinner in Sonoita prior to coming down to our location (there are no restaurants in Elgin). If you are planning to arrive or depart at other times, please notify us 24 hrs in advance. As a courtesy to your innkeepers, please plan your travels to arrive at our location no later than 10pm. Guests who arrive significantly outside of the pre-arranged check-in time may not be able to immediately access their rooms.
PLEASE CALL FROM SONOITA TO ALERT US THAT YOU ARE ON YOUR WAY. If we are out working, please leave a message with your name, location, and anticipated time of arrival. THE INNKEEPERS DO NOT LIVE AT THE B & B, AND ONLY KNOW A GUEST IS ON THE WAY WHEN THE GUEST CALLS. JUST SHOWING UP ON THE DOORSTEP MAY BE A PROBLEM! If your cell phone does not work in Sonoita, there is a call box containing both an intercom and telephone at the B & B, on the office building wall. It is labeled “guest info”. Instructions are inside the box. Once you call please allow us up to 10 minutes to reach the B & B to meet you.
“Early Check-in”: We try our best to accommodate guests’ special needs. If you would like to check in between 4-5:30pm, there is a $200 early check-in fee if we have to place a rush order on cleaning after other guests depart. Please inform us 48 hrs in advance of your desired check-in time if it differs from our typical 6-9pm check-in. Call when you are on the way from Sonoita, or if your cell doesn’t work, call when you arrive at the house using the intercom or phone at the office building. If you miss your early check-in time, we’ll see you between 6-9pm. Sorry, no refunds on the early check-in fee.
LOCATION/DIRECTIONS: We are located 8 miles from Sonoita Vineyards, 17 miles from Sonoita, and 15 miles from Sierra Vista.
From Tucson, follow I-10 toward El Paso. Exit at 281, Sonoita Highway 83. It goes in only one direction from there, which is south. Follow approx 45 miles to Sonoita. Once you arrive in Sonoita at the intersection, keep going straight on Hwy 83 to Mile Post 15. The B & B is on the right side of the road shortly after the mile marker sign, next door to the animal sanctuary.
For our Sierra Vista guests, you can drive through Ft. Huachuca and exit the WEST gate to reach our location. When you exit Post, you are on Cimmaron Rd. Follow it approx 5 miles to the “T” (Parker canyon to the left, Sonoita to the right). Take a RIGHT, drive approx 1.25 miles, and the B & B will be on your left side just after the curve and before the sanctuary.
Meals: Make your own! Our kitchen has a stove, oven, microwave, refrigerator, and all the basics in terms of cooking pots, pans, utensils, etc.
Pets: Pets are not permitted, no exceptions please.
Children: Children age 10 and older are welcome with parental supervision. The house is not suitable for young children. The house has internal stairs and external hills/drop-offs that require children be supervised at all times. Parent assumes the risk and expense when their child causes damage or becomes injured.
Cleaning: We require that you leave the house clean, trash removed, everything in place as you found it. We will wash sheets, clean bathrooms and sanitize. If the house is not left clean, there will be an additional $500 cleaning fee assessed.
CANCELLATION POLICY: Your credit card will be charged the full amount of your stay at the time of placing your reservation. Cancellations made at least 14 days in advance of your check-in date will receive a refund less a $100 service charge. This is the only circumstance where we refund payments. Cancellations less than 14 days in advance of your check-in date, “no-shows”, “got lost”, not having read our policies in advance, and any other reason for not keeping reservation are not refundable, and gift certificates are not issued. We are a small business. Every reservation made means we turn away other interested guests.
RESERVATION LENGTH: Regardless of late check-in, early departure, no-show, etc., guest is responsible for payment for all reserved dates unless cancellation was made 14 days prior to check-in date. Four night minimum stay.
PERFUME/INCENSE/OTHER HEAVILY SCENTED PRODUCTS: We work hard to provide lodging to guests who have allergies and chemical sensitivities. We offer unscented shampoo and soap upon request. Because of our low-allergen environment, we request that guests refrain from use of any highly scented products such as hair gel, perfume, cologne, incense, etc while at the house. It is very difficult and time consuming to remove these fragrances from blankets, carpet and furniture, and if we need to do so, your credit card will be charged $250 per room affected.
“Whole House Rental” refers to payment of one flat rate for the entire home consisting of 5 bedrooms and 4 bathrooms. Whether one bedroom or all five are used, a rental of the whole house is just that, including kitchen facilities. Maximum capacity, 12 guests.
A Note About the Area: You are visiting a rural location. Life in the country is very different than life in the city. If you have special needs you may want to make accommodations in advance with local vineyards, restaurants, etc.
Sonoita is the only local place to obtain gas and where a few restaurants are located. Stores and restaurants typically close earlier than they might in a city. Although some vineyards are open 7 days a week, most are open only Friday-Sunday.
Cell phone coverage is spotty, and the major carrier locally is Verizon. Your cell phone will likely not work at the House. You are welcome to climb a hill behind the house or drive a couple miles down the road to an “overlook” area where cell coverage can be achieved. The House does have a telephone for local calls; if you will need to make long distance calls you may want to bring a calling card. The house is equipped with wi-fi service via satellite, however on occasion in bad weather it may not be able to connect with the satellite.
Weather can change quickly, so be sure to bring a jacket as evenings may become cool. Sturdy, closed-toe shoes are always a good idea to bring along in case of a desire to go hiking or take a tour of the sanctuary next door. Remember to use caution and obey speed limits as there is often livestock and other animals in the road. Great to appoint a “designated driver” too!
Amenities: You will be staying in a premium three-level log and stone home of approx. 3000 sq ft that is entirely a B & B. It was originally constructed and utilized as a home. Although rooms have private bathrooms, please note that your bathroom may be across the hall, outside your bedroom door, or inside your room.
There is a private loft living area for the Suite, and a shared living area for all guests. This space also contains a dining table and chairs for guest use. There is a common area on the first level that contains an iron with board, refrigerator, phone, hot/cold water, cups, and coffee/tea/hot chocolate mix, etc. There is an enclosed porch where the wifi information is located, and also horse themed games and puzzles to enjoy. If you would like glasses for wine just let us know. A bottle opener/corkscrew is available on the table at the main level.
The main level has a two story stone fireplace with electric insert for use in winter months.
The upper two floors have central air/heat. The lower level does not. All rooms have a ceiling fan and space heater for guests to regulate the temperature in their rooms. The AC/heat is set at a level to maximize comfort of all guests. At 5200 ft elevation, guests are often surprised how much it cools at night in the summer!
We now have a TV and DVD player. Our internet cannot accommodate streaming movies.
Outside doors are key-pad operated and lock automatically. We request that guests do not change the position of the knobs on the back of the keypads, or utilize the deadbolts on outside doors as you may be creating a safety issue or locking out other guests. We also request that light switches for outside lights remain on, in order to maintain a safe environment for all guests.
We are using COVID 19 safety and cleaning precautions.
Rooms are cleaned twice: the first time, after guests depart, the second time before guests arrive (if more than 24 hrs after the first cleaning). We want your room to be spotless. If not, let us know. Unless guests will be staying greater than three days, there is no room/bathroom cleaning for shorter stays. We encourage you to reuse your towels and help us save water. Bedrooms contain clocks, luggage racks, and extra blankets. Bathrooms contain hair dryers, and we provide soap, shampoo, and lotion. If you would like unfragranced soap and/or shampoo, just let us know.
Linens are washed with unfragranced detergent. By county regulations, all linens and towels must have a bleach rinse (we use the least amount possible in order to sanitize). We make every effort not to use any harsh chemicals, pesticides, or overly fragranced products in the house. If you have any chemical sensitivities or fragrance allergies, please let us know. We are happy to accommodate you in any way we can.
Please note: Damage to house and contents and/or theft will result in full repair/placement cost assessed to guest, including legal fees if necessary. If you like decorations, or other household items, please inquire regarding purchase of these items in our gift shop. If guest decides to take items from the house, guest will be charged for items removed.
We run an honest and ethical business. We strive to offer guests a great place to stay with great rates. Please be respectful of our home and policies, and be considerate of other guests. If you have any issues, concerns, or problems during your stay, please give us an opportunity to correct the issue by informing us. We want your stay to be great, and if something is in our power to change, we’ll try our best.
